Customers’ Value Perceptions

 

Our principal business objective is to maximize unit holder value through a combination of cash distributions, growth in funds from operations, and increases in net asset value. The aggressive pursuit of room sales is not enough to be successful in today’s lodging environment. A thorough understanding of channel and yield management is critical for maximizing not just revenues, but results: market share, contributions from key accounts, trend forecasting, e-commerce, and price integrity.

 

Having an understanding of the relative importance of each property's physical environment and how the hotel’s services impact on a guest's stay helps us to design features and to develop marketing messages that focus on those factors and characteristics that truly matter to prospective customers. Knowing what drives customers' value perceptions allows us to allocate resources more efficiently.

Our approach is to focus on the core competencies of revenue maximization, cost containment, and quality control. We closely monitor the performance of our hotels to ensure that our third-party managers implement annual business and marketing plans; disciplined capital expenditure programs; and the prudent application of our capital asset reserves.
